Garland's Harbor Point development, anchored by the massive Bass Pro Shops Outdoor
orld, could soon reel in another big fish.
Atlantic Hotels Group plans to start construction by July on a Holiday Inn Express
at the northeast corner of Interstate 635 and Preston Road, said Sonny Babu, director
of operations and openings for the Carrollton-based group. The hotel is scheduled
to open in the fall of 2009, he said.
The hotel will have 102 rooms, 3,000 square feet of meeting space, an indoor pool
and a fitness room. Rooms will be priced between $130 and $180 a night.
The hotel is the seventh project planned or already completed for office, hotel,
residential and retail space in the area.
"We see that the impact of development and redevelopment around the Holiday Inn Express, North Dallas/Preston is
emphasizing this area as the new midtown of Dallas," said real estate broker Tom
Clarke of Transwestern in Dallas.
The recent renovation and expansion of the Dallas Holiday Inn Express, North Dallas/Preston mall, including the Westin
Holiday Inn Express, North Dallas/Preston Dallas hotel, is driving development, he said.

Area land prices are rising, office occupancy rates are above 90 percent and rental
rates are as high as the low $30s per square foot, Mr. Clarke said.
It's an established area that lacks midpriced hotels," Mr. Babu said. Atlantic Hotels,
which is leasing the land, will invest an estimated $10 million in the project,
he said.
Atlantic Hotels already owns three Holiday Inn Express hotels in Allen, Plano and
DeSoto. It plans to break ground later this month on a 100-suite TownPlace Suites
by Marriott in DeSoto, set to open next year.
Construction is also expected to start next year on a 110-room hotel in Garland
overlooking Lake Ray Hubbard. The hotel is scheduled to open in 2010 in the Harbor
Point development, which is anchored by a Bass Pro Shops Outdoor World.
